Hard-surface floor refinishing in Mesa and the East Valley
Some floors carry their finish rather than have it refined into them. Saltillo, clay tile, terrazzo, and any hard surface wearing a sealer, wax, or coating eventually reach the point where cleaning cannot help, because the problem is the finish itself. Refinishing takes the old one off, cleans the surface underneath properly, and builds a new one that suits how the floor is actually used.

What we actually do
Refinishing that follows the surface
A worn hard-surface floor rarely needs replacing. Most of the time it needs the failed coating stripped, deep cleaning and residue removal underneath it, color brought back, and a new finish that suits how the surface is actually used.
That looks different on a terrazzo living room and a Saltillo hallway, so the plan starts with what is on the floor, not with the machine. If your floor has no coating on it and the dullness is the surface itself, that is a different job, and it lives on ourfloor polishing page.

Matched to the finish, not just the material
Refinishing is not one process. Each of these surfaces holds a finish differently, fails differently, and needs a different removal method before anything new goes down, so each one gets its own plan.
Marble, travertine, concrete, pool decks, and pavers are not on this list on purpose. Their finish comes from refining the material itself, which is a different trade, and we cover it underfloor polishing.
Ask about your floor- Saltillo & Mexican clay tile
- The classic valley refinishing job. A darkened, flaking acrylic or wax comes off, the porous clay is cleaned properly, and the tile is resealed so it reads warm and even instead of patchy and orange-brown.
- Terrazzo floors
- Deep cleaning and finish renewal for terrazzo that has gone flat, grey, or uneven under years of traffic, old wax, and residue built up in the low spots.
- Failed sealers & topical coatings
- Any hard floor where a coating has yellowed, clouded, peeled, or worn through in the traffic paths. Recoating over a failure buys a season, so the old film comes off first.
- Commercial & high-traffic hard floors
- Lobbies, back-of-house, and common areas where the finish is scheduled maintenance rather than a one-time job. Work is sectioned around your hours.
How a project runs
A refinishing plan in four steps
The plan should follow the material, finish, use, and condition, not the other way around.
Identify the surface and what changed
Material, existing finish or coating, exposure, and how the surface is used day to day.
Deep clean and remove residue
Soil, failed sealer, and mineral deposit come off first, so we can see what the surface underneath actually needs.
Renew the finish
A new sealer or finish chosen for the material and the traffic, not the same coating on every floor. On Saltillo that means matching sheen and color depth to the clay rather than drowning it.
Protect and plan the maintenance
Protective treatment where it fits, and care guidance matched to the surface and its exposure.
Questions we hear often
Floor refinishing, answered plainly
Is refinishing the same as polishing?
No, and it is the most useful distinction on this page. Polishing refines the surface of the material itself with diamond abrasives, so the shine comes from the stone or the concrete and cannot be mopped off. Refinishing works on the layer sitting on top of the floor, stripping a failed sealer or coating, cleaning what is underneath, and putting down a new finish. Saltillo, clay tile, and terrazzo are usually refinishing jobs. Marble, travertine, concrete, pool decks, and pavers are usually polishing jobs, and those are covered on our floor polishing page.
Do you refinish Saltillo tile?
Yes. Saltillo usually means removing a failed or darkened coating, cleaning the clay properly, and resealing it, a very different job than polishing stone.
Why not just recoat over the finish that is already there?
Because a new film is only as sound as what it bonds to. If the existing coating is peeling, powdering, or worn through in the traffic paths, coating over it locks the failure in and the new finish lifts along the same lines within a season. Stripping is most of the labour on a refinishing job for exactly this reason, and a quote that skips it is quoting a different job.
Can you work on outdoor surfaces like pool decks and pavers?
Yes, though they are handled as polishing and sealing work rather than refinishing, because decks and pavers are finished for traction and color rather than sheen. Pool deck resurfacing and paver cleaning and sealing are both covered on our floor polishing page.
How do I know if my floor needs refinishing or just cleaning?
Send a photo and tell us what changed. If cleaning alone will get the result, that's what we'll tell you, refinishing is for surfaces where the finish itself has worn or failed.
